Our approach
We go a step further than off-market.
Most off-market searches depend on properties that are already quietly for sale: pocket listings, or homes preparing to come to market. We start earlier.
Working from the criteria buyers save with us, our property model screens homes and lots across the island using public assessor and zoning data. We research the properties that fit, contact their owners directly, and build relationships with homeowners who may be open to a private sale.
Data-led
Lot size, zoning, living area, remaining ground cover, building potential and pool feasibility, considered for every property that might fit.
Owner-first
Outreach is personal and respectful. Homeowner information is never shared without permission, and a “not now” is always respected.
Real opportunities only
A property is only presented to a buyer when there’s a real basis to do so, never as a guess about what might sell.

Liam is the licensed real estate agent behind Nantucket Off Market. The property model at its core started as a tool he created for his own clients.
Again and again, buyers came to him with specific requirements, like a particular neighborhood, sub-dividable lots, or space for a pool, that nothing on the market could meet. Finding homes that might fit meant working through assessor records and zoning rules property by property, which was slow and easy to get wrong. So Liam and the Nantucket Off Market development team built a better way: a model that screens properties across the island against a buyer’s criteria.
Today that model powers every private search. Behind it is the same approach Liam brings to every client: use every tool available, do the research, and leave no stone unturned.
