For buyers
What is Nantucket Off Market?
A private property search engine for Nantucket. You tell us what you’re looking for, and our property model screens every home and lot on the island against your criteria. We then reach out to the owners of properties that fit and let you know when there’s a real opportunity.
How is this different from a pocket listing?
Pocket listings are homes already for sale through an agent. We go further. Most of the properties we find aren’t for sale anywhere: not on the MLS, and not as anyone’s pocket listings. We identify them from the data and start the conversation with the owner ourselves.
What happens after I save a search?
Your criteria run against our property model, and we look at the properties that fit. We may reach out to learn more about what you’re looking for. When an owner is interested in discussing further, you’ll hear from us. Some searches take time, and not every search leads to an immediate opportunity.
What can I search for?
Anything that matters to you: neighborhood, budget, lot size, zoning, building potential, room for a pool, walkability to Town or beaches and much more. If it’s relevant to your search, we can screen for it.
Does it cost anything?
No. Saving a private search is free. If an opportunity comes together and you decide to pursue it, we’ll explain how representation works and what to expect before moving forward.
For homeowners
What does selling privately mean?
Selling without a public listing. No MLS, no online listing or open houses. Your home is presented quietly to a small number of serious buyers, only with your permission.
How does it work?
It starts with a confidential conversation about your home, your goals and your timing. If there’s a fit with buyers searching privately, we’ll tell you honestly what interest there might be. You decide what happens next: move forward, wait, or simply keep the information.
How do you find buyers for a private sale?
Buyers save detailed private searches with us, and we’re in regular contact with people actively looking on Nantucket. When your home matches an active buyer’s search, we can reach out to discuss the potential opportunity. Nothing is shared with the buyer without your permission.
Will my interest in selling remain private?
Discretion is central to how we work. You’re not listing your home for sale with us, and there’s no listing agreement required to have a conversation. We won’t publicly advertise your property or share it with prospective buyers without your permission. You remain in control of what information is shared and when.
